Terms and conditions
Payment – a 25% non-returnable deposit is payable at the time of booking. We will send you an email or letter confirming the booking and letting you know what the outstanding balance is. The balance must be paid no later than 4 weeks prior to arrival. For holidays which take place within 5 weeks of making the booking, the full balance is due on booking.
With the payment of the deposit you confirm that you have read and understood these Terms & Conditions and that you accept and agree to them.
Damage deposit – a damage deposit is required at the time when the balance is paid; the amount is £50 each for the two smallest cabins and £100 each for the other three. This amount is refunded, provided all is well, after inspection of the property. If excess cleaning is required and there are damages, the owner reserves the right to deduct money from this deposit. If excessive dog hairs are found on furniture and beds, then money will be deducted for this reason. The refund will be paid within 7 days.
Accommodation cleanliness – the hirer undertakes to keep and finally leave the cottage and its contents in the same state as they were found. In the case of multiple hire of cabins, the cutlery, crockery and other items which may have been moved, must be returned to the original position.
Occupancy – the property can only be occupied by those named on the booking form. The number of persons must not exceed the number which is advertised, unless sanctioned by the owner.
Pets - Well behaved dogs are permitted by prior arrangement at the cost of £6/dog/night.
Arrival/Departure – Arrival time is from 3pm and departure is by 10am unless otherwise agreed.
No Smoking – there is no smoking in any of the buildings.
Cancellation by Hirer – once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance. There can be no refunds of monies already paid, unless the owner can re-let the property. Cancellation insurance is recommended.
Cancellation by Owner – In the unlikely event that the property becomes unavailable to let, due to circumstances beyond the owners control, we would attempt to offer you alternative accommodation. However if this was not possible, or unacceptable to you, then all monies paid to the owner shall be refunded. Our liability would not extend beyond this refund.
Access – The owner reserves the right to enter the property at any reasonable time during the occupancy.
Complaints – If the hirer has any reason to complain, he/she should contact the owner immediately and not after returning home.
Swimming pool – children should not be allowed to enter the gates of the pool area or use the pool unless supervised by an adult.
Liability - we do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Data - any data collected during the course of this booking may be kept on computer.
